Green Mountain is a one-of-a-kind property. The in-holding character of Green Mountain, coupled with its strong access and access rights, means two things. The property will not suffer from the access constraints typically associated with highly desirable National Forest in-holdings. Yet because of the enormous USFS public land buffer that completely surrounds the property, it will not suffer in the future from encroaching development sprawl and congestion on nearby lands.
Secluded Rocky Mountain retreats of this caliber are typically used and enjoyed most during the summer and fall seasons. Green Mountain certainly has all those summer and fall season strengths. But the unique winter use opportunity for Green Mountain is perhaps its biggest asset. Due to an improbable combination of topography, microclimate, and a fortunate 19th century survey, the property can offer a superb alpine ski amenity entirely situated on its own private land. Snowfall at Green Mountain comes directly from storms, but also indirectly from spindrift falling into the property’s two northeast facing bowls in the lee of the Continental Divide. Powder conditions frequently prevail, and will persist much longer than at resort-type destinations, due to the ability to deliberately manage for low skier traffic.
The “Mountain” portion of the property includes approximately 332 acres, with 1,200 vertical feet from the base area clearing to the property’s SW, high corner. Combined with its consistent fall lines, this vertical supports runs up to a mile long, The two N-NE facing bowls create the potential for a quiet, secluded, private downhill ski experience, offering an ideal terrain balance with beginner slopes to pristine powder and gladed tree skiing opportunities to challenge more advanced skiers. The “Balcony” area of the property includes approximately 288 acres of developable land with meadows and a gentle alpine character. Together, the Mountain and the Balcony, as a private island set within vast stretches of National Forest Lands, create an exceptional alpine retreat opportunity for the Central Rockies.
There are a multitude of development opportunities ranging across the spectrum. At one end is the option to maximize the number of dwelling units, and optimize the infrastructure and lift-served skiable acreage, with or without public access.
