 Location: The ranch is located on State Highway 159 approximately 3 miles southwest of downtown Hempstead. The ranch has over 4,500’ of paved highway frontage and is just under an hour from downtown Houston. Besides easy access to restaurants and shops in Hempstead, it is also only close by to the charming towns of Chappell Hill and Bellville.

 Habitat: This large Brazos Valley ranch has a wonderful diversity of terrain. Portions of the property are classic bottomland along the Brazos River and Lewisville creek which runs through the middle of the ranch and includes huge oaks, pecans, elms, cottonwoods and sycamores towering over rich alluvial soils with mixed pasture and heavier brush. There is also a large open pasture (over 100 acres) in the middle of the bottomland forests that is currently used for hay grazing, but has been used for row crops in the past and portions would make fantastic food plots for deer or for dove hunting. This part of the ranch is full of Whitetail deer, hogs, dove and duck along with the local predators.

 The other portion of the ranch has significant relief as the property rises above the creek and river bottoms. Oaks dominate this portion of the ranch with sandy soils and beautiful vistas overlooking the countryside. The high country has improved pastures and with sandy loam soils is ideal for running cattle or using as horse pastures. The Deer Run Ranch is an ideal property for the avid hunter, outdoorsman or cattle and equine usages.

Improvements: The ranch is well fenced with multiple pastures for rotating cattle and the exterior fences are in good condition. There are very nice roads throughout much of the ranch, including a beautiful waterfall creek low water crossing over Lewisville Creek, reminiscent of the hill country backing up water in the creek to make a small lake.

 Water: Water is a major attraction to this ranch, which includes 1.5 miles of the Brazos River, several nice stocked ponds and Perry Lake, a 60 acre oxbow lake. There are several areas where the river is accessible and the oxbow lake is a very unique feature which is easily accessible and makes for great waterfowl hunting during duck season and good fishing most of the year. Groundwater on the ranch is shallow and plentiful. Lewisville creek which runs through the property almost is always running and has rocky bottoms in parts with huge trees lining it.

 Other: There is also an opportunity to purchase an additional 300 + acres in the bottomland which is contiguous to Deer Run ranch and includes heavy forests and agricultural fields with over 2 additional miles of Brazos River frontage.
