Over 1,290± unencumbered acres and only 15 minutes from Steamboat Springs, Colorado, Slash Broken Box Ranch represent one of the last large acreage holdings in close proximity to Steamboat Springs and its world-class ski resort. A very diverse ranch, ranging in elevation from 6,700′ to 7,600′, includes over a mile of the legendary Elk River on the southeast boundary, rolling grazing land in the middle acreage, and the northwest boundary sits at the base of Sleeping Giant Mountain. The Elk River is one of the few remaining freestone rivers with a healthy cottonwood habitat flowing from the Zirkel Wilderness at the Continental Divide and confluence at the Yampa River just downstream from the ranch. Due to the significant hydrology and river habitat improvements on the ranch’s portion of the Elk River, trout fishing is where memories are made and pictures are created. Multiple beats to fish, it is not uncommon to encounter rainbow and brown trout in excess of twenty inches.

The upper ranch borders over 1,600± acres of Sleeping Giant’s Bureau of Land Management (BLM) and State of Colorado public lands on the west boundary. Big game hunting for elk, mule deer, and pronghorn is present during the fall season. Due to the senior Elk River water right, the ranch produces in excess of 300 tons annually and can graze 200 animal unit months (AUMs). Most acreage containing the middle valley of the ranch is fenced and cross-fenced for cattle production. Multiple springs serving small ponds enable efficient grazing practices and wildlife benefits. The ranch is easily accessed with two-track roads along perimeter fences, and access trails traverse the majority of the ranch.

Slash Broken Box Ranch has multiple future homesites with tremendous view corridors and includes the main ranch house built in 2014 with three bedrooms and two plus bathrooms. The large shop includes a comfortable apartment, and the equipment sheds and large hay sheds only enhance the capabilities of this Northwest Colorado production ranch. Sellers’ minerals were included in the sale.
