The Best of Both Worlds: Elkhorn Ranch in the Gallatin Valley

a blog by James Esperti, Partner, Sales Associate at Fay Ranches

The Elkhorn Ranch is a unique offering in the blossoming community of Bozeman, MT.  The property consists of 443 acres positioned a short 20-minute drive from the vibrant university town.  Over the past few years, the Gallatin Valley has gained notoriety for its outstanding fishing, hunting, skiing, and many other recreational pursuits that are driving people from the cities to the intermountain west.  The valley’s amenities have grown with the population: the number of outstanding restaurants and shops in Bozeman now rival any mountain town in the west.

The Elkhorn Ranch is located in the highly desirable Springhill Community just north of Bozeman and encompasses some of the Gallatin Valley’s most picturesque land. Positioned at the base of the Bridger Mountains under the prominence of Sacagawea and Ross Peaks, the property sprawls from the forest covered hills and contiguous forest service lands down to lush, productive meadows and mountain streams laden with aspen groves. Numerous building pockets are ideally positioned to take in the mountains above or the valley below. Wildlife abounds with an elk herd that frequents the ranch along with whitetail, mule deer, pheasant, turkey, and a variety of other alpine inhabitants. Located 25± minutes north of Bozeman, the Elkhorn Ranch is a private yet accessible piece of the Gallatin Valley cloaked in beauty and tranquility.

Along with the outstanding wildlife and proximity to Bozeman, the property also offers excellent fiscal options. With the 443± acres already being sub-divided into five separate parcels, the ability to sell individual parcels off exists for the future owner.  Another option would be working with local or state conservation entities to implement a conservation easement on the land.  The income tax benefits could be very beneficial to the party that implements the easement.

Overall, there is not a better ranch anywhere in the Gallatin Valley that provides world-class recreation with the convenience of Bozeman only 20 minutes away.  The Elkhorn Ranch truly offers the best of both worlds!
