Cox Hunting Farm is comprised of 1,280± acres of rolling central Montana farm ground about 30 minutes north of the Yellowstone River, situated approximately half an hour east of the town of Big Timber and about the same distance northwest of Columbus, Montana.
One section is farmed tillable ground, alternating between corn or wheat, and the other 640± acres are CRP grasslands. A creek bisects the property, creating several sloughs and ponds, as well as a 60-gallon-per-minute well used for livestock water.
It was purchased a little over a decade ago as a gentleman’s hunting retreat, offering upland bird hunting for pheasant, grouse, and partridge and plentiful antelope opportunities.
The farming lease provided income and gave the owners exclusive hunting rights to over 20,000± acres of adjoining lands owned by the family farming the property. The contract had seven years left on it.
