The Brown Valley Ranch consists of 1632± deeded acres. The ranch grounds are a harmonic blend of riparian corridors and irrigated fields that converge with the rolling foothills of the Sapphire Mountains. These surrounding hillsides are covered with native grasses and healthy timber which provide seasonal grazing pasture and vital habitat for numerous wildlife species. Blanketing the valley floor, more than 70± acres of prime bottomland supplement over 250 acres of productive croplands. In addition to the deeded ground, there is an adjoining 1381± acre lease currently in place that increases the ranch’s carrying capacity.
The Ranch has traditionally produced hay, alfalfa and wheat crops on the irrigated acreage. There is an extensive irrigation system in place with five pumps that moves water through underground lines that are 4”, 5” & 6” in diameter to various 3” & 4” hand lines. Tonnage capacity has typically been 75 bushels/acre in grain and the ranch could potentially yield 750 tons of hay/alfalfa grass annually. The ranch has the capacity to run 130-150 pair of cattle annually and is currently being leased.
The Brown Valley Ranch is a rarity in a western Montana ranch for sale: a unique opportunity to purchase a historic working ranch with a well established agricultural operation. It has exceptional appeal to a prospective ranch owner looking for a substantial acreage in the famed Bitterroot Valley. The historic grounds are set amidst a wildlife paradise, all of which have been enhanced and protected by the owner’s long-term stewardship practices.
