McDougall Lodge is currently run/operated as a first-class overnight remote sportfishing lodge facility, specializing in salmon and trout fishing trips. The total building area is approximately 10,356 square feet, with a capacity of 28 guests and 16 staff/crew.
Located near Mile 35 of the Yentna River, McDougall Lodge is approximately one mile downstream from the mouth of Lake Creek. This area is a remote, boat, airplane, or snowmachine-only accessible area in the western Matanuska-Susitna Borough. Lake Creek is located approximately 65 air miles northwest of Anchorage and about 16 miles east of Skwentna. Lake Creek is located approximately one mile upriver and provides very good sport-fishing opportunities for summertime anglers. The area is classified as an isolated/remote area, un-zoned by the Matanuska Susitna Borough. The lodge’s own power plant provides electricity and hot and cold running water are supplied by on-site wells.
Fishing, hunting, hiking, all five Alaska salmon runs are found at or near the lodge: king, silver, pinks, chum, and sockeye. In addition, anglers have opportunities with rainbow trout, grayling, northern pike, and occasional Dolly Varden if fly fishing is your preference. Wildlife at and nearby the lodge range from moose, black bear, and the coveted Alaska brown bear. The owner is selling the turnkey operation including all furniture, fixings and equipment. Bookings average $500,000 annually with plenty of room to grow.
